Student Accommodation in Dubai


Most of the institutes have segregated, conveniently located and cost-effective accommodation facilities. The accommodation fees vary from institute to institute.

Private Accommodation in Dubai

Students can consider private living arrangements if
  • Has personal transportation arrangements
  • Prefers not to share an apartment with other students
  • Can manage the landlord-tenant relationship, budgeting, cooking, and cleaning.
Note: Please note that students who wish to live in private accommodation should reach Dubai prior to the start of the semester to make all necessary arrangements.

The average annual cost of an apartment is as follows

  • Modest, 1 bedroom- AED 70,000 - 85,000
  • Modest, 2 bedrooms- AED 85,000 - 100,000
  • Good quality, 1 bedroom- AED 100,000 - 120,000
  • Good quality, 2 bedrooms- AED 120,000 - 140,000
  • Good quality, 3 bedrooms- AED 140,000 - 190,000
This amount includes furnishings, utilities, internet, and satellite TV service. It does not include transportation to/from the campus or damage deposits. Utilities are not always included in the rent and may add an additional AED 1,000-1,200 per month to the cost of accommodation. Landlords usually require that tenants should pay the annual rental in advance before moving in, however, there may be cases that  payment is accepted in 2 or 3 installments.

Shared accommodation is a solution to the expensive cost of renting private accommodation. Rental for shared accommodation may be somewhere between AED 4,500-6,500 per month, based upon the location and number of people sharing the accommodation.

The classified sections of the newspapers in Dubai provide a comprehensive listing of all types of accommodation from shared flats to furnished apartments to private villas.

Accommodation Type and Fees Vary

  • AED 4,725/- per term (shared) to AED 7,000/- per term (single)
  • AED 15,000/- per year (private room with bath & kitchenette) 
  • AED 4,500/- per year (semi-private room without private bath & kitchenette)
  • AED 1,300/- per month, shared-basis, inclusive of accommodation, food and transportation
Note: Bus transportation is usually available for student-housing residents at no charge.

Private Rental Market in Dubai

Many furnished and unfurnished apartments are available throughout the Emirates. When you rent a unit in a private building you will have to sign a rental agreement or lease that specifies your rights and responsibilities and those of the property owner and his agent.
